Why are there so many new commercial projects in Pataudi Road in Gurgaon? Perhaps the better question is why wouldn’t there be? Gurgaon is the third fastest growing city when looking at revenue growth.
In addition, there are three major roadways that have been built which are the Gurgaon Expressway, NH-8,and the Kundli-Manesar-Palwal Expressway. Plus, the Rapid Metro has been extended to the area. Currently, there is less commuter traffic than in other areas and because of the highways, it is easy to get to Gurgaon and Delhi quickly.
Many people are expecting, just in the next several years, to have 15-20% appreciation along Pataudi Road. Helping influence this is the town of Manesar nearby with its industrial focus. Also, the Special Economic Zones (SEZs) of Neemrana are not too far away. There is a Gurgaon Master Plan 2031. This lays out development for the area by both the government and private companies. The development includes residential units, SEZs, and commercial projects in Pataudi Road and other areas.
For the above reasons, land prices are starting to increase in the area as both developers and individuals or companies are attracted to the area. Currently, prices are at a low of Rs 3,800/sq.ft. up to Rs 5,000/sq. ft. Where in the range a particular piece of land falls always depends on location and other features of the property. Recently there has been a dip in the land prices which is highly unlikely to last, so now is a great time to purchase.
