While there is development generally in Gurgaon, there is a new real estate destination in Pataudi Road. Pataudi Road had become a major growth corridor for the area.
One of the reasons is the ease of access because of existing and new and proposed highways. These include the National Highway 8 as well as the Dwarka Expressway and the Kundli-Manesar-Palwal Expressway. Besides making travel to Delhi easier and faster, they also make it easier and faster to get to other areas in Gurgaon that are developed.
This new real estate destination in Pataudi Road is also influenced by the availability of land. There is still a wide selection of land parcels available for sale, both for residential use as well as commercial use.
A large amount of land was specified for real estate development in the Manesar Master Plan 2025, specifically along the Gurgaon Pataudi Road. The plan also calls for three new roads to be built. One would start at Vasant Kunj in Delhi and end at Mehrauli Road in Gurgaon. This road would be 90 meters wide. Then another 90-metre wide road would go from Andheria more then through Mandi and Gual Pahari and finally on to the Gurgaon-Faridabad Road in Gurgaon. Finally, there is a road going from Dwarka to Gurgaon which will be 150 meters wide and tie into NH-8 right near the toll plaza.
The new Real Estate Regulatory Law has affected the market, making it a good time to buy. Developers can now get in trouble by making false claims and this has caused the prices to decrease a bit. However, this is not likely to last, so now should be a good time to buy.
